STRIP OUT ENQUIRY

Need a property stripped out before construction begins?

Tell Crestane what needs removing, the property location and what work is planned afterwards. We can undertake the strip-out as an individual package or continue into the wider refurbishment, structural or construction project.

PREPARE THE BUILDING

Strip out first. Build properly afterwards.

A controlled strip-out gives the following construction packages a clearer starting point and exposes the existing building where required for the proposed works.

Fixtures & Finishes Remove existing internal elements within the agreed scope
Kitchens & Bathrooms Prepare areas for complete replacement and refurbishment
Partitions & Ceilings Remove selected non-retained internal construction
Floor Finishes Remove relevant finishes ready for the proposed works
Construction Preparation Hand the space into the next stage of the programme

STRIP OUT COMPANY LONDON

Clear the existing interior before the new construction begins

Strip-out works are commonly the first physical stage of a refurbishment, fit-out or major internal alteration.

The purpose is to remove the existing elements that are no longer required while retaining the parts of the property that form part of the new scheme.

Crestane Construction undertakes residential and commercial strip-out work across London, including removal of existing finishes, kitchens, bathrooms, floor coverings, selected ceilings, fixtures, fittings, internal elements and other agreed non-retained items.

The strip-out can be delivered as a standalone package or form the first stage of a larger Crestane refurbishment, structural alteration, extension or commercial construction project.

Residential and commercial internal strip-out

09

Enabling Works

Initial preparation that allows the following construction, structural and refurbishment packages to progress.

REFURBISHMENT PREPARATION

A proper strip-out gives the new project a clear starting point

In substantial refurbishment work, trying to construct the new layout around unwanted existing finishes can make the following stages more difficult.

Controlled strip-out can expose walls, floors, ceilings and services that need to be assessed or altered before the new work is installed.

It can also help separate what is being retained from what is being replaced, allowing structural work, services and internal construction to follow in a more logical sequence.

Remove Take out agreed elements that are not part of the new scheme.
Expose Make relevant existing construction accessible for the next stage.
Assess Understand existing walls, floors, ceilings and services.
Prepare Leave the working areas ready for the proposed construction.
Rebuild Move into structural, services and refurbishment works.
INTERNAL STRIP OUT

What can be removed during a strip-out?

Every property is different. The strip-out schedule should clearly identify what is removed, what remains and what requires further review before disturbance.

Existing kitchens

Cabinets, worktops and agreed kitchen fixtures ahead of refurbishment or replacement.

Existing bathrooms

Agreed sanitaryware, finishes and fittings where the bathroom is being renewed.

Floor coverings

Relevant carpet, laminate, tiles and other finishes where included within the scope.

Wall finishes

Selected decorative or internal finishes where removal is required for the proposed work.

Non-retained partitions

Selected internal partitions after the intended scope and construction have been established.

Selected ceilings

Ceiling elements where access or replacement is required as part of the wider refurbishment.

Internal doors & joinery

Selected doors, trims, built-in items and joinery that are not retained within the new scheme.

Redundant fixtures

Agreed fixtures and fittings no longer required in the completed property.

STRIP OUT & REFURBISHMENT

We can continue beyond the strip-out

Some clients only require a property to be stripped out and prepared for another contractor. Others want the same contractor to continue directly into the new refurbishment.

Crestane's wider construction capability allows the strip-out to become the first phase of the full project rather than an isolated service.

Following strip-out, the works can continue into structural alterations, electrical and plumbing installations, new partitions, plastering, kitchens, bathrooms, flooring, carpentry and decorating.

For substantial residential projects, see our House Refurbishment London service.

STRUCTURAL VS NON-STRUCTURAL

Strip-out and structural demolition are not the same thing

A normal soft strip primarily deals with selected internal finishes, fixtures and other non-retained elements.

Structural walls and load-bearing elements require a different level of consideration. They should not be treated in the same way as a lightweight partition simply because both appear to divide two rooms.

Where the proposed project includes load-bearing wall removal, structural openings or steel installation, that work can be separated from the initial strip-out and progressed as a structural alteration package.

You can see our Structural Alterations London service for this type of work.

COMMERCIAL STRIP OUT LONDON

Prepare commercial space for its next configuration

Commercial premises are frequently refurbished when tenants change, businesses move, layouts are reconfigured or a property is prepared for a new fit-out.

Depending on the project, a commercial strip-out can involve removal of selected internal finishes, partitions, ceilings, floor coverings, joinery, fixtures and previous fit-out elements.

Crestane can then continue into the commercial refurbishment, structural alterations, building services and fit-out where those works form part of the wider project.

For larger commercial projects, see Commercial Construction London .

STRIP OUT COST LONDON

Existing materials The type and quantity of internal finishes and fixtures being removed.
Access Stairs, lifts, loading, parking and movement through the property.

STRIP OUT QUESTIONS

Frequently asked questions

What is a strip-out?

Strip-out involves removing selected existing internal finishes, fixtures and non-retained elements so a property can be prepared for refurbishment, fit-out or other construction works.

What is a soft strip?

Soft strip normally refers to controlled removal of selected non-structural internal elements such as finishes, fittings, fixtures and other items that are not being retained.

Does Crestane undertake residential strip-out?

Yes. Suitable houses, flats and other residential properties can be stripped out ahead of refurbishment, structural alterations or wider renovation.

Does Crestane undertake commercial strip-out?

Yes. Suitable offices, retail premises, commercial units and other commercial properties can be considered for strip-out and enabling works.

Can you remove an old kitchen before refurbishment?

Yes. Kitchen strip-out can form part of the preparation for a new kitchen or wider property refurbishment.

Can you strip out bathrooms?

Yes. Bathroom strip-out can include agreed fixtures, finishes and fittings before new bathroom construction begins.

Can you remove internal partitions?

Selected non-retained partitions can form part of the strip-out scope. If a wall is structural or potentially load-bearing, it should be treated as a structural alteration rather than routine soft strip.

Can Crestane continue with the refurbishment afterwards?

Yes. Crestane can continue from strip-out into structural works, electrical and plumbing, plastering, kitchens, bathrooms, flooring, carpentry, decorating and wider refurbishment.

Can strip-out form part of a house extension?

Yes. Existing areas may need to be stripped or altered as part of an extension and wider ground-floor reconfiguration.

Can you strip out a commercial unit and then fit it out?

Suitable projects can progress from commercial strip-out into refurbishment, structural alterations, building services and internal fit-out as part of the wider project.

What affects strip-out cost in London?

Cost depends on property size, the amount being removed, existing materials, access, waste volume, protection requirements, working restrictions and whether Crestane continues into the following construction works.

Do I need drawings for a strip-out quote?

Not necessarily. An initial enquiry can be made using photographs and a description of the work. Existing and proposed drawings are useful where already available.

What should I send with my enquiry?

Send the property postcode, photographs, areas involved, what you want removed and a description of the construction or refurbishment planned afterwards.

Which parts of London does Crestane cover?

Suitable strip-out projects can be considered throughout Greater London including Central, North, North West, West, South West, South, South East and East London.
